The work is the design of 5 stars rated Hotel Resort Wellness & spa with one hundred and twenty rooms on a total covered surface of approximatively 15.000 square meters. Everything is based on the driving force that the building is like a machine and the design has to develop esthetic quality, comfort and performance always considering management, maintenance and flexibility of use.
Energy saving is the key point; the building envelope, thanks to a high inertial mass, gives solutions to transmittance, heat insulation problems and thermal head. The energy procurement for both heating and cooling comes from hot and cold district heating. The project, according to CasaClima rating system, was aimed to achieve a high efficiency building, where high quality standard for guest in term of comfort is always guaranteed. The final result is a CasaClima A level rating.
BIM TECHNOLOGYÂ
Integrated base design was fundamental in every conceptual phase. Every step of the project has been developed in an innovative way by using BIM technology. BIM workflow enabled multi-disciplinary model and managed the whole project complexity. The integration is real and tangible: every details concerning architecture, structure, systems and construction technology are visibly matched together in model and related drawings. Clash detection solutions were run to manage interferences. This approach involved every step of the project and, in subsequent phases, will implement the management and the maintenance of the building.
